BUILDING INFORMATION MODELLING (BIM - "BULL'S EYE" TO TANZANIA




 ACADEMICIANS AND PROFESSIONALS MUST ALERT THE GOVERNMENT
 Jiang, Xinan (2011) quoted National Institute of Building Sciences (NIBS 2007), that BIM is a computable representation of all the physical and functional characteristics of a building and its related project/life-cycle
information, which is intended to be a repository of information for the building owner/operator to use and maintain throughout the life-cycle of a building. This Modelling is gaining popularity in construction undertakings, and it may eventually become globally unavoidable. To be agreed as beneficial, BIM must prove that it improves efficiency first in the key constraints of construction process. That is improvement in TIME, QUALITY and COST efficiency. Nevertheless, to safety and other related managerial aspects of construction contracts. Conceptually, BIM pulls the Construction professional information to a one umbrella. The interesting thing is that now the Model gives more operational that what the individual could separately do. A change in Architectural input, will display the effect to other professionals’ parameters.Likewise, Architects,Structural Engineers and Geomaticians will have to practically show to the other professionals the setting of the structure before going to the site,while service engineers can even demonstrate the loss of energy through the different designs.


It is worldwide agreed that the best way to define quality in a competitive matter is through meeting or exceeding the customers’ expectations. Many writers concur in the pioneer of Total Quality Management philosophy, and this has not only been successful to manufacturing industry but also in Construction industry. To achieve this quality, everyone must be well involved in the process. BIM gives the best way possible of involving in a unified way, all the professionals in the construction process, and above all, it gives the most promising involvement of the clients and users, something that has never been so successfully in the past. 

BIM has shown the possibility of incorporating time activity schedule. That is linking the three dimensional view of the designs with time of deliverance of the project. In costs aspects, BIM gives the possibility of automatic revealing the costs  when any change is introduced. This gives the Quantity Surveyor much of the time to deal with the implication of the costs than calculating it. In developing country like Tanzania, speaking of Quality and Time efficiency one may preferably required toequally reflect it to the Cost efficiency. Mostly, the project before being realized, it has to be well articulated in budgetary terms. A poor cost efficient plan usually results to costs overruns or quality detrimental of the project at the end. Actually, Preliminary Project Estimate usually means more than budgeting at last.

And from this, it is important to research on how much Tanzania can benefit out of BIM application, or otherwise whether Tanzania has anything to gain from BIM. One of the challenges of BIM application worldwide, is the need for huge outlay of money. This has brought the necessity of Governmental support on the use of BIM. Consequently, it becomes justifiable to view the Public Related organs like National Housing Corporation (NHC), which has currently shown good trend of Construction undertakings as the leading entities toward BIM success. Nevertheless,  the Government and its entities, will definitely need proof of the benefits of BIM from the Academicians and Professionals of Construction.

So, it is a high time for all construction professionals and academicians in construction related institutions to focus our attention to this Technological advancement, which may if well addressed become construction paradise to the coming Tanzanian generations. In particular, I am calling upon the Quantity Surveyors/Building Economists to also weigh out the efficiency of BIM, in the Financial and Contract Management of Construction Projects.

    Ila tatizo taasisi zetu za elimu zinaenda kimazoea, wakat technolojia hubadilika kila kukicha.
    Mwalimu hapo unapoona tumefikia sisi 'architects' wako naweza sema ni juhud binafsi.
    Mfano Hii BiM inapatikana kwenye software ya archicad kuanzia toleo la 15 lkn mm binafsi sishughuliki nayo(bim) sabab cfaham namna inavyoendeshwa.

      Kuna ukweli kuwa huwa Taasisi zetu hatuendi na kasi ya mabadiliko,kwa sababu mbalimbali,ikiwemo ugumu wa kabadili mitaala! Lakini tatizo zaidi kuliko yote ni kuwa MFUMO WA ELIMU kwa sasa hautuandai wanafunzi kuweza kupambana na hali halisi na mabadiliko ya maisha! It does not prepare us to deal with real everchanging world. So it is upon yourself, to wait until the Insitute teaches you or fight to know it by yourself!!!!

      Kuna wakati hata mwalimu anaweza akataka kumuandaa mwanafunzi KUWEZA kupambana na MAZINGIRA HALISI, UGOMVI huo!!!! Nafikiri hili unalijua sana.

      BIM, haipo kwenye software yeyote! Hiyo ni zaidi ya sofware, ni mkusanyika wa software na maelezo ya wataalamu wote wa ujenzi, ambayo ni muhimu kwenye mradi huo kwenye taswira ya mradi jengo la mradi huo,unaotumika kurahisisha MENEJIMENT YA MRADI. Wewe kama Architect huwa, unaandaa 3D, lakini mara nyingi inakuwa haina uhusiano kamili na SURA YA NCHI,TOPOGRAPHY. Sasa kwa kutumia BIM, mtariseti Jengo kwenye uhalisia wa site husika, na kama kuna tatizo mtaweza kuliona mapema! Vile vile kwa mtu wa Umeme na Structure, na zaidi hata QS, sasa atakuwa, akiambiwa tunatumia Gypsum Board badala T&G boards, mara moja gharama ya mabadiliko hayo inatokea! Na zaidi ni kuwa Hiyo BIM, itawasaidia watumiaji wa jengo, kwa ukarabati siku za usoni. Sasa wewe kama mtaalamu,anza kujiandaa nayo, MAANA ni BORA KUAMINI MUNGU YUPO UKASALI,USIPOMKUTA SIO TABU KULIKO UKIMKUTA WAKATI HUKUSALI. Watu waliojifunza CAD mapema walipata pesa sana,na walipingwa mwanzoni, na hii nayo wanatumia MAREKANI NA UJERUMANI,wewe nani kuikataa? Siku tu Bado! But with a given speed of technological changes, yyou better get prepared!.....!
